Today, we’ll discuss the four types of buyers, particularly relevant if you’re attempting to sell your home independently.

1. Highly motivated, qualified, and urgent buyers. They might be under time pressure due to a contract or other reasons.

2. Motivated and qualified buyer but with a bit more flexibility in timing. They could be awaiting a job transfer or for the school year to end.

3. Investor or speculator. They are usually aiming to purchase homes at a significant discount and quickly resell for profit.

4. Looky Loo. This is someone who enjoys touring houses for decoration inspiration, lacking motivation or qualification.\

If you’re an FSBO or selling on your own, consider that highly motivated and qualified buyers likely work with agents. On the other hand, the second type might need more guidance but still have an agent involved.
